Boundaries and access
The site is clearly defined. On the top edge by a community adopted tarmac road which will also provide access for the development, to the west by a boundary wall, to the east by a line of trees and undergrowth; and to the south by the sea itself. The definition of the boundaries is further supported by a topographical survey, that is also an appendix to the planning consent (valid until 2012, can be renewed if necessary).

Adjacent to the site there are existing service connections available, including mains water, electricity, telephone and broadband internet. Such close proximity to all services is a significant advantage, reducing the time and costs of transferring them to the site during the project.
The land benefits from deep water anchorages off its immediate shoreline, as well the neighbouring picturesque marina. Gouvia Marina, the largest in the Ionian is just across the east coast bay and offers more than 1,600 berths, full yacht maintenance and charter services, as well as a broad range of amenities including restaurants and shops.
The site lies approximately 25 kilometres from the ferry port and 30 kilometres from Corfu’s International airport. The ferry port offers regular connections to Europe via various Italian ports, including Bari, Ancona and Venice, as well as to mainland Greece and other countries to the east via Igoumenitsa. The airport offers regular direct flights from numerous countries and flights to and from Athens and other Greek cities every day.
Area and facilities
Situated in an area noted for its water-sports activities, sailing, waterskiing, paragliding and scuba diving are all available close by, Nissaki is connection point for various boat and car excursions. The village boasts numerous good quality traditional tavernas, as well as supermarkets, shops, boat hire, car hire and other community services.
Nissaki means little island and hundreds of years ago it was. The little island, where a Classic Corfiot taverna called ‘Mitsos’ now stands, was originally a stone masonry centre where locals shaped stones and rocks that were brought to them by donkey and boat. Over time many tonnes of stone were carved for the construction industry and chippings fell into the sea eventually creating a ramp connecting ‘Nissaki’ to the mainland; and as a result of the area’s increased prosperity the village has enlarged and the ramp is now a dead-end road affording access to the taverna, its pretty pebble beach and the horseshoe bay marina. Despite its modest evolution over the last 200 years, Nissaki remains to this day one of the most unspoilt and peaceful locations in the northeast coast.
